Case Study – 200-Room Urban Boutique Hotel

Our reference hotel is a 14-story urban boutique hotel with 200 guestrooms, a rooftop restaurant, fitness center, conference facilities, and a ground floor bar and lobby. The building sits on a tight urban plot with the main hotel entrance on the primary street and a separate service entrance on the side lane. The structural grid uses 7.5-meter bays, a common module that accommodates guestroom width with efficient use of structural material.

The DWG file provides a complete typical guestroom floor plan, ground floor lobby plan, and rooftop restaurant layout, all organized with clean layers and standard AutoCAD conventions.

Guestroom Module – Standard and Suite Configurations

The guestroom module is the building block of any hotel design. In this CAD set, the standard room measures 4 by 8.5 meters with an en-suite bathroom, wardrobe zone, writing desk, and lounge seating area near the window. The bathroom is organized in a wet room configuration to maximize usable floor space. A suite module doubles the living area and adds a separate sitting room and larger bathroom with a freestanding bathtub.

Meeting and conference rooms are grouped on the first floor with a dedicated pre-function area and direct access from the main staircase.

Back-of-House and Service Zones

Efficient back-of-house planning is essential for a profitable hotel operation.
